ABACUS FREE LETTING SERVICE

This service is available for property owners who require ABACUS to find a tenant and is totally free of charge to the property owner. Every property must initially be viewed to ensure that it is of a suitable standard

HOW THE FREE LETTING SERVICE OPERATES

We would require to visit the property to rent, to ascertain its suitability. After a satisfactory viewing has been undertaken a contract is signed, details of the property will be entered into our computer register of properties to let and matched with those of registered tenants.

All suitable prospective tenants will be informed of the details of the property. When a prospective tenant requires to view a property, ABACUS will contact the owner by telephone to give details of the prospective tenant. If the property owner agrees, an appointment will be made for both parties to meet at the property to let

OPTIONAL SERVICE

(These apply to the Free Letting and Budget Management Services ONLY)

Should the property owner wish to use other services from the wide range offered by ABACUS e.g Accompanied Viewings, Agreements or Credit Checks, these are available on an individual basis. Upon receipt of written instructions and the appropriate payment the agency would carry out the services required. The services listed below are charged to Clients on a usage basis with the exception of those using the Full Property Management Services, which do not attract any additional charges.

TENANCY AGREEMENT PACKAGE

Two identical Tenancy Agreements will be prepared and forwarded to the property owner to obtain the tenants signature. One agreement to be retained by the property owner and the other by the tenant/s. A Notice of Possession will also be included to enable the property owner to serve this on the tenant as appropriate

ACCOMPANIED VIEWING

A representative from the agency would accompany prospective tenants to view your property

CREDIT CHECKS

Undertaken with verbal results normally received within the hour

PROPERTY INSPECTION DURING THE OCCUPANCY OF A TENANT

A written report of a general nature only (not an in-depth report) to enable the property owner to ascertain the overall general condition of the property

LEAVING INSPECTION REPORT (WHEN A TENANT VACATES)

After a tenant has vacated a written report is prepared and forwarded to the property owner, to be acted upon accordingly with regards to the return of the tenants deposit. This deposit is repayable in full to the tenant plus interest accrued at high street bank interest rate if the property is left in a satisfactory condition. The property owner must, of course, allow for fair and tear.

LEGAL COST INSURANCE COVER

Insurance cover for legal costs to obtain possession of a property and rent arrears through the courts. Cover also against tenant disputes and damages.

N.B To be eligible for the insurance cover each tenant must be satisfactory checked by the relevant referencing service prior to the commencement of the tenancy. The appropriate Notice must also be served notifying the tenant under which grounds the property is to be re-occupied.

REPAIRS AND GENERAL MAINTENANCE

The agency would be pleased to assist  in arranging for grass cutting, light gardening and any other services that a Property Owner/ Landlord may require. Fees by negotiation
