TENANTS SAFETY (PART OF ABACUS COMMITMENT TO PROVIDE A PROFESSIONAL SERVICE)

Tenant/s safety is of paramount importance to Abacus that is why all our properties are personally inspected to check not only the standards but also that they comply to the following Safety Regulations: The Furniture and Furnishings (Fire Safety) Regulations 1988(Amended 1989 and 1993).

Gas Safety (Installation and Use) Regulations 1994. Under these Regulations all gas appliances have to be inspected/serviced at least every 12 months.

Our services can be  instigated immediately simply by contacting the ABACUS office

WHAT ABACUS WILL DO FOR YOU

  • Supply details of rented properties currently available. Arrange viewings of the most suitable properties.
  • Where required complete the legal documentation
  • Personally pre-view and inspect all properties to ensure only quality rented house/flats are offered
  • Liase with property owners to negotiate rents (where applicable).
  • Liase with property owners to negotiate terms of the Tenancy Agreement (where applicable).
  • Arrange for the occupation of your chosen property. ·
  • Reserve the property of your choice (max three weeks).

To instigate this service a Registration Form will be supplied upon request by fax,email or post for completion with all relevant information.

THE AGENCY FEE IS PAYABLE ONLY UPON ACCEPTANCE OF A PROPERTY OFFERED.

(THERE MAY ALSO BE A TENANCY AGREEMENT CHARGE (WHERE APPLICABLE).

 

ABACUS LOCATOR SERVICE

As the name suggests ABACUS could locate the type of property you require if not immediately available from our Property Register. This is an ideal service for the person/s or companies that are moving into a new area by a definite date, thereby, avoiding costly Hotel Accommodation.

  • Advertise in the local paper 2-3 times.
  • Contact property owners advertising suitable properties for a period of one week.
  • View selected properties and establish standards (max 4).
  • Negotiate rent and terms of Tenancy Agreement if ABACUS considers it is applicable

An interim expense payment is required to initiate the 'LOCATOR' Service which is deducted from the Standard Agency Fee once accommodation found by ABACUS has been accepted
