This service is available for property owners who wish to manage their own property rentals but who require Abacus to find tenants for their properties. Every property must initially be viewed to ensure that it is of a suitable standard.
How the Letting Service Works
We would require to visit the property to rent to ascertain its suitability. After a satisfactory viewing has been undertaken, a contract is signed, details of the property will be entered into our computer register and matched with those of registered tenants.
All suitable prospective tenants will be informed of the details of the property. When a prospective tenant requires to view a property, Abacus will contact the owner by telephone to give details of the prospective tenant. If the property owner agrees, an appointment will be made for both parties to meet at the property to let.
If the prospective tenent accepts the accommodation, Abacus will liase with the property owner and tenant and agree terms. Abacus will then process relevant monies from the tenant and carry out reference checking as requested by the property owner.
Tenant finding fee: £150.00
Should the property owner wish to use other services from the wide range offered by Abacus e.g Accompanied Viewings, Agreements or Credit Checks, these are available on an individual basis. Upon receipt of written instructions and the appropriate payment, the agency would carry out the services required. The services listed below are charged to clients on a usage basis with the exception of those using the Full Property Management Services which do not attract any additional charges.

Tenancy Agreement Package
Two identical Tenancy Agreements will be prepared and forwarded to the property owner to obtain the tenants signature. One agreement to be retained by the property owner and the other by the tenant/s. A 'Notice of Possession' will also be included ' to enable the property owner to serve this on the tenant as appropriate.
A representative from the agency would accompany prospective tenants to view your property.
Undertaken with verbal results normally received within the hour.
Property Inspection during the Occupancy of a Tenant
A written report of a general nature only (not an in-depth report) to enable the property owner to ascertain the overall general condition of the property.
Leaving Inspection Report (When a Tenant Vacates)
After a tenant has vacated, a written report is prepared and forwarded to the property owner, to be acted upon accordingly with regards to the return of the tenants deposit. This deposit is repayable in full to the tenant plus interest if the property is left in a satisfactory condition. The property owner must of course allow for fair wear and tear.
Repairs and General Maintenance
The agency would be pleased to assist in arranging for grass cutting, light gardening and any other services that a Property Owner/ Landlord may require. Fees by negotiation.
